Consultation and Staging Report
Our services start with the consultation and staging report. It is the foundation of all our services. The result is a report that includes a design plan outlining all steps to prepare the home to sell. If we are doing the staging, we use it for planning and implementing staging. The report has it all, so sellers can stage their home themselves.
Gather Information
We interview the sellers and realtor to completely understand your project. We want to know when the home will be listed, are listing photos scheduled, will we do the staging, what is the budget for staging and answer any questions from the seller and realtor.
Home Tour
During the home tour, we consider architectural features, furniture and accessory arrangement and flow, space optimization, lighting, and colors. These, and more, factor into well-staged home where buyers can see themselves living.
Staging Report
After the consultation, we prepare the staging report which provides a roadmap to staging the home for sale. The staging report includes recommendations on:
Arrangement of furniture and accessories to spotlight the best features of the home
Space optimization in each room
Changes to colors, lighting, and window treatments
General improvements such as cleaning, odors, and closet organization
In addition, the report provides a staging checklist, images to assist sellers with preparation tasks, and recommended vendors (if the seller if they stage the home themselves).
Consultation and Report Fees
$250 for homes up to 2999 square feet.
$350 for homes between 3000 and 3999 square feet.
$500 for 4000 squart feet and larger.
Occupied Home Staging
This service is for sellers who want to us to implement some or all staging report recommendations and includes the staging report. We review the report and agree on staging tasks. We use a combination of seller and our furniture and accessories for occupied home staging.
Furniture and Accessories
To create the most appealing home viewing environment for buyers, we offer furniture and accessories rental to compliment or replace what the seller already owns.

Vacant Staging
Buyers need to see themselves living in the home. This is left to the buyers’ imagination in an empty home. Like occupied home staging, we talk with the sellers and realtor and produce a staging report. We then agree on implementation of staging recommendations and proceed with staging.
Furniture and Accessories
We provide all furniture and accessories.
Vacant Home Staging Fees
Beyond the minimum $3000, the fee varies based on square footage, number of rooms staged, and luxury level of the home.
A La Carte
For sellers staging their home themselves, we offer shopping, organization, and unpacking services.
